Someone scanned an entire house with a phone and now anyone can walk through it in a browser tab — photoreal, no app or VR. The tech is 3D Gaussian Splatting: millions of tiny color-and-depth splats replace polygon rendering, and AI reconstructs the scene from photos at file sizes smaller than a TikTok.
The economics are striking: agent fees on a $500k home run $15,000, while a scan costs about $200, and freelancers are already charging realtors, Airbnbs, venues and car dealers $300–$800 per scan. One person plus one phone plus one weekend is enough to start.
