Solo dev builds an off-market real estate deal pipeline with Claude — and hits the data wall
italimade · reddit · 2026-10-03
A solo developer shares his off-market real estate pipeline: a dedicated Gmail collects deal alerts and wholesaler emails, plain code parses them, a cheap Claude model extracts fields into fixed JSON (null for unknowns), and all math stays in code so the LLM never touches numbers. Every outbound message requires his approval.
Open problems:
- Half of his first deals lacked street addresses, making them impossible to look up or fully score; complete listings sit behind logins with anti-automation rules he won't violate
- Looking for compliant enrichment options (county records, skip tracing, APIs) and an "enrich, verify, flag unknowns" agent pattern
- How to design wholesaler email outreach with approval gates that resist manipulation via reply text
- Where paid data (comps, rents) beats in-house: AI costs pennies a day, the data is the expensive part
