Per Cushman & Wakefield / Hyundai Securities data, the real bottleneck in data center construction is no longer GPUs or memory but long lead times for electrical and mechanical equipment: copper/aluminum 4–10 weeks, HVAC/chillers 15–30 weeks, UPS and LV/MV switchgear 35–60 weeks, generators up to 100 weeks, and pad-mounted transformers up to 115 weeks — meaning a building can be constructed faster than the transformer that powers it.
