Huang: a 1GW NVIDIA AI factory costs $50-60B but can rent for $50B a year

NVIDIA CEO Jensen Huang said on CNBC last week that a 1-gigawatt NVIDIA AI factory requires $50B-$60B in capex but can generate about $50B in annual rental revenue — a full capital payback in roughly one year.
Separately, combined capex outlooks for hyperscalers Alphabet, Microsoft, Amazon, Meta and Oracle across 2026-2027 are now 66% above where they stood at the start of 2026 — an increase of about $750B.
