xAI wins approval for fifth Memphis-area data center in $40M land swap with Southaven

xAI's fifth Memphis-area data center is a go: on Sept 1 the Southaven Mayor and Board of Aldermen unanimously approved a 660,000 sq ft data storage facility on a 51-acre Tulane Road site, across from xAI's Southaven power plant. The city traded the land to xAI affiliate MZX Tech LLC for 69 acres on Swinnea Road plus $40M to build new city facilities — an offer one alderman called one the city "couldn't really refuse." The lone dissenting vote, Charlie Hoots, cited unfinished projects and extended deadlines for removing xAI's temporary gas turbines.
