Data reveals that in July alone, former Bitcoin miners turned AI data center developers signed roughly $50 billion in co-location leases. These deals feature investment-grade tenants and yields-on-cost (YoC) ranging from 12% to 15%. Major agreements include:
- Core Scientific & AMD: $14B TCV, 530MW, 15 years.
- Hut 8 & NVIDIA: $9.8B TCV, 352MW, 15 years.
- CleanSpark (undisclosed high-IG tenant): $6.6B TCV, 175MW, 20 years.
- TeraWulf & Anthropic: $19B TCV, 401MW, 20 years.
